Greenwich Council Sees 50% Increase in Complaints in the Last Year
Complaints focussed mainly on home repairs such as incomplete repair jobs, plumbing problems, leaks, and damp and mould issues
Complaints to Greenwich Council by its social housing tenants have increased 47.5% in the year 2024/25 compared to 24/25, with water leaks accounting for over a third of complaints.
The Council claims that the increase in complaints is a result of better awareness of the complaints procedure by tenants, rather than poorer conditions.
Greenwich Council was also named in the Housing Ombudsman Service’s (HOS) February 2025 ‘Learning from Severe Maladministration’ report relating to delays to repairs in a tenant’s home that led to her baby being prescribed an inhaler due to mould exposure.
Social housing landlords’ responsibilities
Social housing landlords such as housing associations and local authorities like Greenwich Council have a legal responsibility to carry out repairs reported to them by tenants in a satisfactory and timely manner and failure to do so can leave them open to a compensation claim.
A housing complaint can be made for a range of disrepair issues including mould and damp, water damage, and plumbing issues. The severity of the issues will impact the extent of the housing disrepair claim that can be made.
As regularly reported in the press, these issues are not always addressed effectively and, when left unresolved, can result in potentially serious health issues for tenants.
Tenants who have complained to their landlord and have not received a satisfactory resolution to the problem (e.g., repairs, replacements, etc.) can escalate the complaint to HOS for free or speak to a solicitor for legal advice.
